Hello Cari welcome to Around Montmorillon. 
If you don't know already the buying process takes a long time and you want to make sure what fees and extras you are paying for, if buying through an agent push them for a discount they charge the seller on average 10% So don't only negotiate the price of the seller but ask the agent to drop their price too. (Sorry Agents but you do charge far to much in my opinion)
Also be prepared for lots and lots and lots of paperwork, keep an eye out for "Rights of Way" and "Boundaries" these can cause problems later.
Do a lot of research and don't feel pushed into buying, it's a buyers market at the moment.
