In the meantime our local farmer passed by in the lane. It turned out she bought 2H of agri land nearby last year for €4000.
I've already asked the neighbour what price he's asking but he just wanted me to make an offer. At least, that's what I think he said. Although he responds to my requests to speak slowly, after the first sentence he's back up to warp factor 5!
